                   OUR BUSINESS PHILOSOPHY


For over thirty years now, we have practiced the belief that conducting our business with honesty, integrity and compassion is not only right, but it is good business.

We do not believe there has to be a winner and a loser in a business transaction. We think it is good business when both parties get what they need in a deal.

This is the philosophy and attitude that you can expect when you deal with us.

We are a proud member of the largest Real Estate Investor organization in Florida; Central Florida Real Estate Investors Association of which we serve in a leadership capacity. The President of our company, Mr. Fred Allen, has been re-elected by CFRI to serve on the Board of Directors and to serve as
Membership Director for 2008.

CFRI has a Code of  Ethics which we believe in and abide by. The following is an excerpt.

1.  Members of CFRI will be held to a higher standard of business ethics, integrity, honesty, com
petentcy, fairness and behavioral conduct as a condition of becoming and remaining a member of CFRI.

 2.  Members will act as positive role models when dealing with tenants, the public, media and government officials while investing in and providing properties, products or services to others.

 3.  Members will not intentionally misrepresent any material facts in dealing with other members or the general public. For example, and without limiting the generality of the foregoing, members will not intentionally lie, cheat, steal or otherwise take unfair advantage of others in the conduct of their real estate transactions or other business dealings.

  
Fred Allen is a Licensed REALTOR in the state of Florida.

Chapter 475 of the Florida Statutes require Real Estate Licensees to practice and adhere to the following duties:

  TRANSACTION BROKER

  1.  Deal honestly and fairly
  2.  Account for all funds 
  3.  Use skill, care and diligence in the transaction
  4.  Disclose all known facts that materially affect the value of residential
       real property that are not readily observable to the buyer
  5.  Present all offers and counteroffers in a timely manner, unless a party has 
       previously directed the licensee otherwise in writing
  6.  Limited confidentiality, unless waived by a party. 
  

  NO BROKERAGE RELATIONSHIP

  1.  Deal honestly and fairly
  2.  Disclose all known facts that materially affect the value of residential real
       property which are not readily observable to the buyer
  3.  Account for all funds entrusted to the licensee
